Tear Down / Rebuild
Love Your Location? Tear down and rebuild could be an option for you.
‘Home – A Place to Build Your Life’
The story behind Carol and Bud’s tear down/rebuild decision
Location, location, location! The home owners in this story loved the location of this home, but not the home itself. They purchased the property with the intent to either renovate or tear down the existing home and build a new home on the lot.
The decision was made to tear down and rebuild after evaluating renovation costs versus new construction due to the condition of the existing house.
The lot size and city setbacks and height restrictions gave us some interesting design challenges. To achieve their wants and needs, this 2-story home includes a 2,700 sq. ft. of finished living space with 1,600 sq. ft. unfinished lower level. The high-pitch gable roof lines and custom carriage style garage doors define the character and neighborhood charm of this new 2-story home.
The clean crisp lines of this metropolitan style home embrace the openness of the kitchen / great room with 10’ ceilings and built-in gas fireplace.
Bud and Carol wanted the new kitchen to be open and to make a statement. The large, multi-functional island is perfect for casual family dining, traditional family gatherings and entertaining. The Ikea cabinetry is beautifully complimented by ceramic tile countertops and whitewashed oak hardwood flooring and enameled woodwork throughout. An additional element of design is the custom ceramic tile hood surround – a focal point for entire kitchen. The kitchen and great room are the heart of their home. This home has open easy-flowing space which functions like Bud and Carol desired. The custom black wrought iron railing highlights the open staircase to the second floor.
The main floor master suite also provides access to the Trex maintenance free deck. The main floor also hosts a study/guest bedroom and ¾ bath. Both the master bath and guest bath have large ceramic showers with heavy glass shower doors.
The second story hosts three additional bedrooms and two baths.
Boasting Marvin Ultrex windows, this home’s exterior is completely maintenance free.
Bud and Carol wanted the end product to be very comfortably for intimate family gatherings and be big enough for entertaining. Elements of good design have been implemented throughout the home providing a visual cohesiveness to the space. Lighting is an important aspect for creating functional and beautiful spaces. We created ambiance and function with the use of recessed, special, and indirect lighting.
